FCU cleaning in Dubai is what most apartment dwellers actually need when they search for duct cleaning. The majority of towers in areas such as Dubai Marina, JLT, Downtown and Business Bay are cooled by chilled water, either from a district cooling network or a central plant. Inside each apartment, one or more fan coil units, usually hidden above the ceiling of a bathroom, corridor or storeroom, blow air across a coil filled with that chilled water and push it through short ducts to the rooms.

Why fan coil units get dirty

An FCU runs whenever the room is cooled, which in Dubai means most of the year. Its filter is small and often forgotten, so dust passes on to the coil. Because the coil is very cold, it is constantly wet with condensation, and wet fins catch dust easily. The drain tray under the coil collects that water, and when it clogs, water finds its way onto the ceiling. In towers close to the sea, humid air meeting cold grilles also leaves condensation marks around the vents.

What the job covers

The team opens the access panel, removes the filter, cleans the coil and blower wheel and clears the drain tray and line. They vacuum the plenum and the short ducts behind each grille, which in an apartment are usually a few metres long, and wash the grilles. The whole apartment is usually done in a few hours.

Building rules and chilled water
